They say it’s always worthwhile to tell people about what you do. Thankfully, some mutual friends of mine knew very well about what I do and approached me with a property they were intending to sell. 122 PS is a classic 2 up, 2 down terraced house with a nice extension at the rear through the kitchen.
I was overseas in Vietnam at the time, but put an offer in based on a Whatsapp video call. I knew the location very, very well and had a very solid understanding of the local market with recent sold prices etc. I was confident I had offered a fair value and they were willing to do a deal without going to market. I knew properties like that sold very quickly and very well on the market, so that was a priority for me.
It was in fairly good condition, and apart from a light refurb, I purchased it as my first, personal property and currently live here.

A very bread and butter project, I had a clear plan of what I wanted to achieve and had a budget to stick within.
My plan was to renovate the property like I would’ve any of my rental projects, in the event I should choose to let to students in the future. It’s in an ideal student location and there is solid demand for 2 bedroom properties.
